But it is difficult to grow a real estate portfolio if you are not in the business everyday. So we at NorthStar have created a company with the capabilities you would want if real estate is your full time business.

At NorthStar we do it all. We integrate the sales and finance of both small and large properties in a way no one else can. This allows easy movement of capital from the equity-rich smaller property owners to the return-rich larger properties.

Tremendous equity has built up in the smaller end of the rental market, from rental houses to four-plexes. This equity could make far more wealth for its owners if it were reinvested in larger properties. At the same time, this equity represents the most motivated money for the sellers of larger properties.

But it takes a special coordinated effort to complete the move of this equity up to bigger buildings. Bridge or permanent financing must be placed on the smaller properties. Larger properties must be found for sale. Then they must be financed. Then the smaller properties must be sold to create a reverse 1031 tax-deferred exchange.

One slip along the way could result in pain: at best a missed opportunity to grow wealth; at worst, a large unexpected tax bill.
